Real Estate in Investment Portfolio

There are a staggering number of different investment products that are accessible to investors today. Each one comes with different risks and with these risks comes varying rewards. You may feel like you require an advanced degree to come to the right decision, but with a little knowledge and investigation you can greatly improve your odds.

You may have been aware of some investment advisers or institutions talk in regards to having a diversified portfolio. The thinking goes that to hold different types of investments better safeguards your money and maximizes your profits. It is a multi-pronged strategy for investing. Savings, stocks, and bonds are treated as just one kind of investment.

Commodities comprise the second kind of investment product. Some examples of these are items such as gold, silver and oil. They can bring in substantial profits but high returns come with higher risk. Generally speaking commodities are the territory of the seasoned investors who know how to evaluate the market.

Tine has shown that real estate has been a solid investment however because of its cost it is not available to everyone in the usual ways. For example Toronto residential real estate has an average price of well over $300,000 and commercial properties may be even more. This is where Real Estate Investment Certificates, or REITs come into the picture.

These are companies that go out and buy property or interests in hotels, office buildings, shopping malls and even mortgages. REITs themselves come in different types to suit your needs. Equity REITs are investments in real estate. The rents that are charged makes then money. To use Toronto as an example again you might have shopping centers with a Wal-mart, Home Depot, Payless shoes etc. which are all leasing buildings from the property owners. Put together these Toronto properties are all generating income from rents for the REIT and its investors. The second type of REIT involves the lending of mortgage money generally to developers or property owners. Can”t determine which one is right for you? Then a Hybrid REIT that combines the two may be your best bet.

Options are a kind of real estate investment that is often risky. In this scenario a potential purchaser makes what is called an “option for consideration”. The option entails an offer to buy real estate as long as certain conditions are fulfilled such as financing or inspections. A relatively small sum of money is put up as good faith and the property is taken off of the market during the consideration period. This can be risky because the buyer stands to loose their deposit if the conditions cannot be fulfilled. The reward is that the buyer could attempt to sell their option to a third party and make a tidy profit in a very short time. carrying this out successfully requires a thorough knowledge of the market and a fair amount of research.

It can be confusing at times but the more you know the better off you will be. {Long term investing is the key and real estate has proven to be a great option for investors and even with the many possible risks involved it is considered to be the least risky when set side by side with other types of investments. And as such it is important to include it in your investment portfolio.
